Renovating this year? What's in store for 2024?

We’ve got the expertise to add the most value to your home

We have all experienced an absolute tidal wave of change in the past 4 years, more so than any other period before us. We all thought 2023 was the year things would settle down, it didn’t quite fulfil that expectation but it has influenced some really positive shifts in the building industry including:

  • Rise in building costs have slowed down.
  • Access to a wider range of quality products.
  • Healthier building regulations.
  • Improved waste management requirements.

Here at NZ Proud we have a positive outlook to the future! So, what can we expect moving into 2024?

NZ Proud is ready to tackle the New Year,  we have adapted to a completely new set of challenges presented to us as a result of the Covid pandemic and it has taught us to think on our feet like never before. Although we have faced these challenges, there are a number of silver linings and the building industry as a whole has grown stronger throughout the journey.

Increasing building costs moving into 2024 is still a hot topic when considering any type of build. While we don’t expect these costs will come down, they are likely to come in slower and smaller increments. Seeing as these increases are unavoidable, if you are planning to renovate the best time to do it is right now.

Alongside the cost increases were the challenges of building material supply. No doubt we are all aware of the GIB Board supply catastrophe, but it wasn’t just plasterboard that was the issue. Almost every building product had lengthy delays in supply or even in some cases, not available at all.  We seem to have mostly overcome this challenge but it has taught us a thing or two moving into the new year, such as investing in an extensive R&D programme which has helped to identify a wider range of quality products for our clients.

Changes in building standards and regulations are on the horizon for 2024. Most Kiwi families won’t be aware of these updates to the rules and regulations but it is a change for the better as New Zealand endeavors to build better, healthier homes. Improved thermal ratings are now a requirement for all new home and renovation projects with the scope to introduce requirements for ventilation, heating and cooling as a building standard to improve our homes further.

We also suspect some regulatory changes that will impact waste management and therefore consents. These requirements may be tricky to navigate with limited construction recycling and waste management resources, however here at NZ Proud we are dedicated to on-going evolving  management of this to reduce the impact on the environment and our customers financially.

Acquiring quality tradesmen to do any type of construction work, especially in the renovation space, has been hard due to the boom in construction demand and 2024 is no exception. With the housing market improving and more houses prioritized to be built in New Zealand in the new year, securing specialised tradesmen for your job sooner rather than later has never been more important. NZ Proud has a strong, loyal team ready to help with your renovation project, with support from concept to completion.

With all of this in mind, we have put a list of things that are vital to consider if you are thinking about renovating in 2024:

Sustainable products and build methodology: If you’re updating your home you will want, and need to bring it up to current and future standards so consider sustainable options.  Some banks have better lending options for these types of renovations. NZ Proud prioritises sustainable construction methods because we know they add the most long term value.

Staying compliant & building consent: Most banks and insurance companies are starting to require building reports, confirmation renovations are consented and compliant, homes are up to new healthy homes standards and ideally kiwi homes have some form of sustainability. This should be a main focus when renovating and NZ proud can support you through this process. In most cases it’s really not that hard and will save you big time if you ever want to resell.

Adding maximum value to your home: Build costs may slowly continue to increase so when you’re considering a budget for your build,  be realistic about what you can afford and what you want to achieve. NZ Proud prides ourselves with the ability to identify renovation works that add the most value so you don’t over capitalise. We work with our trusted sub trades and suppliers to provide you with cost efficient and accurate estimates to ensure your investment will generally have a strong return.

Invest in experts: It is so important to make sure you are investing in the right people for your job. When you are in search of a building contractor consider their experience, expertise and network, especially in the specialised renovation field. With such an important investment don’t take the risk, pick a reputable company with the credibility to deliver to high standards. With hundreds of renovation projects under our belt, NZ proud is dedicated to making your renovation journey as stress free as possible. All of our Carpenters are qualified and hold LBP accreditation and our Apprentices are in formal training. We have partnered with POU Architecture who specialise in renovation design and we also have a network of reputable subcontractors and third party professionals. We are also registered Master Builders that can offer the Master Build 10 year guarantee which is still the best building guarantee in the market.

We are very optimistic that 2024 is going to be a year we can settle into our new world and truly embrace the change. 2024 is most definitely a great year to improve your home, get ahead of the changes and add the most value to your home without delay.
